Finding Space in Boerum Hill

After a busy weekend of showings and deals progressing forward, I’m seeing the confidence returning to Manhattan buyers. I sat in on a market update on Monday and was surprised to hear that while the economy is generally in a strong place, the expected rate cuts are less probable than most hope, and more, we’re seeing a down-trend of PPSF in comparison to months like February. This week I’m taking you to a project in Brooklyn that sold-out upon launch but continues to intrigue me with its unique take on apartment living.
450 Warren St is an incredibly unique offering in the city’s tall-glass-box repetition. Straying from tall and standard, 450 Warren offers its residents an effortless flow of home and nature, combining organic materials with functional floorplans that lend themselves to a harmony between the material and natural.
From the outside, the building blends seamlessly into its surroundings. The facade, a gorgeous grey/green hue, marks the building’s intentionality to remain outdoor forward.

Once inside, the building incorporates open walkways surrounding planted courtyards that breathe life into every corner.
The residences are as gorgeous as the building itself. Large picture windows flood every room with sunlight effortlessly.
The units are loft-in-style, but still maintain a warmth thats hard to find in open, concrete spaces.
Each home incorporates an outdoor space in some capacity. The penthouses have gorgeous planted terraces perfect for entertaining.
My favorite part? Each unit has a private entry foyer off of the open-air walkways. Something about the inclusion of a feature so single-family-home in an apartment building is incredibly interesting to me. When living in a traditional apartment building, you practically trip into your home from the common hallway, however here, your home is given its own separate space.
If being in Boerum Hill is what you’re after and indoor/outdoor living is at the top of your list, this building is not to be missed. Currently, there is only one listing for sale, but I always keep my eye on this building for resale opportunities.
Around the corner from the building is a Maison Kitsuné, the perfect place to pick up some new clothes. Within this location is Cafe Kitsuné. In the mood for shopping and coffee? Look no further.

This week’s color swatch is Behr’s, Deep Breath. The deep blue with a hint of gray envelopes a room in a way that struck me from the moment I saw the color. I think it’s a gorgeous color for a bathroom or bedroom.
