The last week has had me across the city and boroughs. Working in a client-facing, location-variable job keeps me on my toes. This week I’m taking you to ~Downtown Brooklyn~ as I’ve recently been looking at inventory there and have seen the attention it’s getting from developers and buyers alike.
One of the hottest new developments in Downtown Brooklyn, 11 Hoyt is bringing architecture, lifestyle, and practical home layouts to the doorstep of Brooklyn purchasers. No pun intended.
11 Hoyt is the first residential project by Studio Gang in New York City. Studio Gang is recognized as one of the most progressive and sought-after architecture firms in the world. In design, they are acclaimed for inventive and iconic designs that rethink architectural norms and create lasting conversation within their environment. If you’ve seen the Museum of Natural History recently, the firm was responsible for the new expansion.
Studio Gang conceptualized 11 Hoyt as a unique dichotomy - a residential tower set atop an elevated private park that provides residences with extraordinary natural light, air, and views.
Above the action of the streets below, 11 Hoyt’s residences give an escape to it all. Pin-drop quiet apartments make the home and view your focus. Everyone feels differently about heights, and as a low-floor-dweller myself, I tend to stick closer to the ground in buildings.
With 11 Hoyt, the windows are gorgeous and due to the building’s design, incorporate sills of varying sizes. These sills also give the window dimension rather than the traditional floor-to-ceiling we’re used to seeing. With the “frame” and lack of view directly to the ground beneath, you’re given a state of unknowing when it comes to which floor you occupy. It’s magic.
The kitchens are all perfectly done. Presented in purchaser’s choice of dark-loft-like-finishes or a more classic, all-white (blah), finish. Seen above is the “heritage” collection presented in the building which you’ll see continued throughout the photos.
The primary suites are dreamy. The high ceilings give an airy vibe while the dark floors included in this collection of the building provide a sense of grounding. Gallery walls throughout the homes are perfect for large-scale art and showcases.

The soft jewel tone paired with the marble floors is the marriage I didn’t know I needed to see happen. The brushed finishes also pair nicely and continue the loft style.
The amenity spaces are jaw-dropping. Having been through the gamut of amenity-filled buildings, I am often left asking why rather than how soon can I try. At 11 Hoyt, the amenities make too much sense. The gym is operated in rooms with enormous exposed beams (which you’ll later find out are the support for the building). A full-size pool at a very New York 4’ 6’’ deep, and a large park that encompasses the roof of the base the building is perched on.
My opinion? Don’t miss this deal. If Brooklyn is where you’re looking and being at the hub of it all entices you, this is the building. The blended ppsf is around $1,700 in the building, but with ever-rising, record-setting buildings in the neighborhood, there continues to be room for growth. For comparison, Brooklyn Tower which is situated next door is currently starting two bedrooms at an ask of 2.450MM. 11 Hoyt is the clear winner for a buyer that’s looking for room to grow, value down the road, and a building that caters to their every need.
Colonia Verde is the perfect spot right down the road from the building for a date night or party. Their Brazilian and Mexican menu is exciting and flavorful. You’ll have an incredible selection of Mezcal to choose from as well. If smokey isn’t what you’re after, I hear you. They do have a full bar that will serve as you need.
This week’s color swatch is, shockingly, Behr. Malted is a gorgeous pink/brown, and in moments where a pink shade is what you’re after, this is a more muted option. Behr has it presented in a dining room, however I would prefer to see it in a nursery, or a powder room.
