This week I was busy on showings with buyers excited by the decline in mortgage rates. I’ve begun to see more excitement in the market, and with that, a correction in pricing is upon us. I think we’ve found a stasis of sorts - the bottom of this market is the peak seen in another (2015+-1).
This week I’m highlighting a building designed by a Brazilian designer on the cusp of Meatpacking. An area lacking in new development, this artfully designed building is for the buyer that loves punchy views, and a clean slate to fill their home as they may.
251 West 14th St, more glamorously known as “The Elisa”, is an Isay Weinfeld masterpiece. The Brazilian architect has built quite the portfolio in his home country, but he is also no stranger to New York. Weinfeld’s first project was “The Jardim” which is an indoor/outdoor residential building in West Chelsea.
I love a natural facade. The ruggedness of this building’s finish combined with the greenery and intricate architecture (read: cantilever?!) is the perfect harmony for the neighborhood it calls home ;)
The windows. We have to talk about the windows. And I know what you’re thinking….Jonathan, they’re not an interesting shape. AND NORMALLY, I would agree, but these are different. Floor-to-ceiling frames to the outside. The windows transcend typical buildings. They not only highlight the most incredible vistas but also incorporate floating benches that run along the sills. A border on a seemingly frameless picture.
Drama is the best way for me to describe the apartments in this building. Big punchy views from every room. Oversized walls perfect for art. And yet, in the large size, you’re able to find warmth and charm in each home. The kitchens are custom Boffi, as are the built-out closets not often found in new development projects.
The boutique size of this building allows the amenity spaces more flexibility in use. The gym on the lower level sits with an enormous window facing a will-be-planted garden, bringing life to the subterranean space. The rooftop deck is also an incredible escape from the city and a great space to host events with friends in the Summer!
My opinion? This building is an incredible option for the buyer who wants to be close to Meatpacking, but tuck in at the end of the day in a serene space. The floorplans are large, and the views are incredible. One bedrooms start at $1.450MM, two bedrooms at $2.850MM, and 3 bedroom options for $5MM.
Near The Elisa is Mēdüzā Mediterranïa. Founded by Noble 33 Hospitality Group, Mēdüzā was established with the founder’s guiding principle of cherishing moments spent with friends. The restaurant promises patrons culinary innovation and creativity. The restaurant transports you, drowning out the busy streets, and enveloping patrons in a more familiar place far away.
This week’s color swatch is Behr’s Basketry. I love a warm brown. No stranger to houses of beige (shoutout suburb living), this color is a welcoming shade perfect for an accent wall, or a space that needs to be a bit cozier. If loud color isn’t what you like in your home, this is a great shade to consider.
