Another busy week in the big city - buyers are excited now that the sun is out, and I’m excited FOR them because the market is presenting the perfect opportunity for future investments. This week, we’re headed downtown for a building with gorgeous, duplex-style layouts that allow the sun to FLOOD in. Let’s get into it.
101 West 14th Street sits at the crossroads of the West Village and Chelsea, offering potential homeowners access to everything downtown has to offer.
Designed by ODA New York, the 13-story, 44-unit boutique building gives residents sweeping views of major Manhattan landmarks and lifestyle-oriented amenities.

Some of my favorite units in the building include double-height features in the living space. While I’m not a huge fan of rooms that are completely double height (hello insane electric bills), I do like a tasteful addition when it benefits the space. In the main “living room” you have lower ceilings that create a cozier vibe, and in the dining corner, you have a dramatic ceiling height allowing for interesting light fixtures and a feeling of grandeur.
The kitchens are simple, not white (thank god), and functional within the floor plan. Do I think they’re groundbreaking? Absolutely not but they’re warm, and at the expense of being extravagant, I’d take something a bit on the homier side of things.
Bedrooms are well-proportioned which has become a rarity in a landscape that demands profit over liveable floorplans. Accompanied by floor-to-ceiling windows, you’ll surely have the opportunity to wake up with the sun. If that’s not your speed - invest in some great black-out curtains.
The bathrooms are simple but elegant. The mix of porcelain and marble worried me at first, but the pairing of colors and vein prominence allows each to stand on their own while simultaneously complementing each other.

The amenities are boutique but resident-focused. A large-scale gym removes the need to leave the building for more. Whether you’re your own trainer or bring one in, the offerings here won’t leave you needing more. A stunning rooftop deck also allows residents to get outside and enjoy the views afforded by the low-height nature of the surrounding neighborhood.
My opinion? If living downtown is what you’re after, and you like interesting floor-plans with oversized windows, this is the building for you. Duplex layouts are the hardest to sell in the city but as a suburb boy myself, I love to feel like I’m existing in a single-family home whenever I can.
Opened in 1919, and notoriously one of Sarah Jessica Parker’s favorite restaurants Gene’s is a neighborhood staple and right around the corner from the building. A warm, familiar, storied Italian restaurant with history is the place to be any day of the week. Patrons continue to rave about the wine pours and food quality which in my opinion can only mean one thing. You must go!

This week’s color swatch of the week is Behr’s Superior Blue. I like a deep grey-blue that envelopes a room in its color. I’d love to see this color as an accent wall in a bedroom or a powder room looking for a moodier vibe.
