Good Morning!
Happy Wednesday!
The weather in NYC is PERFECT for tours, and thank god, because the team and I have been nonstop! This week, I had the chance to tour an apartment that was incredibly….unique. Listed by my friends Abi Godfrey and Jordyn Braff, the listing exudes character, and its former resident makes complete sense. Let’s get into it.
Adam Neumann and his wife, fellow WeWork co-founder Rebekah Neuman, whose first cousin is Gwenyth Paltrow, purchased the apartment at 78 Irving in 2017 when it was two separate units. The couple went on to combine the homes, which they paid $27.5 million for, into one nearly 8,000 sq ft triplex.

Every inch of this home is custom, and often, nods to the couple’s love for The Beatles. Overtop the kitchen table, you’ll find a neon sign with the writing “love is all you need.” Everyone’s taste? Probably not, but lighting is easy to change. The bones of the house are great - and that’s what counts.

The primary suite takes up an entire floor, and is jaw-dropping. LED inlays in the ceiling make for a gorgeous star effect. In the bathroom, the finishes are old-world in style, but they feel incredibly contemporary and of the time. While Gwyneth lived in the unit, she revamped the closet, opting to switch out the mirrored doors for wallpaper and making the light fixture more subtle from the original chandelier.

The children’s bedrooms are just as large and personality-filled as the rest of the home. For the girls, a gorgeous blush pink theme runs throughout with clean touches, and for the boys, a yellow submarine themed room with a matching themed bathroom.

Previously a public roof deck, the Neumanns decided to purchase it outright and add it to their sprawling pad. Gorgeous views of Gramercy Park and Midtown make this the perfect retreat above it all. With preexisting approval for a hot tub on the roof, this is an entertainer’s paradise.
My opinion? Given what’s currently on the market, 78 Irving’s PH sets itself apart from the noise (literally, they soundproofed the walls). Currently asking 24.995MM, there *should* be some room for negotiation, but given that the couple is already teetering on quite a large loss, ultimately negotiations will come down to their willingness to sell.

Friend of a Farmer is a Gramercy Park institution that has been serving rustic, farm-to-table American cuisine since 1986. Located at 77 Irving Place in Manhattan, this family-owned restaurant offers a cozy, countryside ambiance with handcrafted wooden interiors, fireplaces, and vintage decor, providing a warm retreat from the city's hustle. The restaurant exudes a romantic and intimate setting, making it ideal for date nights or relaxed nights out.

This week’s color swatch is Firefly from Behr. In a nod to the yellow submarine, there’s always room for a bit of yellow in a home. Not too much now, but as an accent piece, or in subtle touches, I think it’s an incredibly uplifting color.
As always, THANK YOU for the continued support of Finding Space. I appreciate it immensely.
