The Yarton Group has been busy this week making sure clients are taken care of and ensuring we’re ready to succeed with every task we’re thrown. This week, we’re looking at a new building in Brooklyn that is reshaping how we can view apartment living, and a neighborhood beckoning the most discerning buyer. Let’s get into it.
144 Vanderbilt is architecture firm SO-IL‘s latest project in Brooklyn after the incredible success of their building at 450 Warren St that we looked at previously. Known for projects that seamlessly blend the outdoors with interior spaces, 144 Vanderbilt only pushes this ethos further.
As homeowners enter the foyer, they’re greeted by white oak floors, exposed concrete ceilings, and natural lighting that sets the scene for modern living. The homes incorporate multiple outdoor spaces that continue to bring nature into the space.
Thoughtful features take center stage in the kitchen with blue quartzite countertops, matte lacquer cabinetry, a dedicated pantry, under cabinet lighting, brushed nickel fixtures, and a fully integrated appliance package by Bosch (which is pretty typical in Brooklyn).
What’s become more prominent in design is the use of different materials for the island in a kitchen than the rest of the cabinetry. At 411 that rings true as their island is made of chestnut wood rather than the white cabinetry seen in other areas of the kitchen.
The primary suites are serene with an overflow of natural light, large closet space, private balconies, and ensuite baths. The primary bathrooms feature gray porcelain tile walls and flooring, fluted glass shower partition, and fixtures in a brushed nickel finish. The custom double vanity incorporates natural stone countertops, undermount sinks, and brushed nickel wall-mounted faucets.
144 Vanderbilt offers residents over 11,000 square feet of private amenities. At the back of the lobby, a winding path leads to the building’s secret garden, home to "The Studio," a serene space ideal for yoga or meditation. Opposite The Studio is the double-height Coworking & Residents’ Lounge, designed for working, lounging, and hosting guests, with access to the Game Room. The Sunken Garden sits at the heart of these amenities, flooding the lounge with natural light and connecting views of the state-of-the-art Fitness Center and Children’s Playroom. On the sixth floor, a beautifully landscaped Sky Garden provides panoramic views of Brooklyn’s brownstone rooftops and the Manhattan skyline across the East River.
My opinion? 144 Vanderbilt is made for the buyer looking for the unconventional. Rather than another glass tower made to maximize PPSF, the building speaks to the ever-changing needs of today’s buyers. Blending indoor and outdoor living perfectly, and a suite of amenities that is as gorgeous as they are functional. If you’re looking in Brooklyn, let’s get your tour scheduled!
Miss Ada in Fort Greene is a Mediterranean-inspired restaurant known for its creative take on Israeli cuisine. The restaurant combines traditional flavors with modern techniques. The interior has a minimalist yet rustic feel, with exposed brick walls, wooden tables, and lush greenery that adds a natural touch. The outdoor garden space is gorgeous and incorporates this week’s theme of indoor/outdoor perfectly, offering a cozy, garden-like atmosphere with string lights and plant-filled surroundings. The drinks are thoughtfully curated, with a wine list that includes many natural and biodynamic options, along with a selection of craft beers and creative cocktails that pair well with the Mediterranean flavors.
This week’s color swatch is Funhouse from Behr. Inspired directly from the building’s exterior, a dusty pink may seem bold, but I find it oddly peaceful to look at. One of my favorite building’s in the city, 130 William, is Black and I never thought I’d find myself fond of a pink building, but here we are. Curious to know y’all’s thoughts!
