We’re in our first full week of the year and it is already off to an incredible start. I’m seeing action in the market we haven’t seen in months with buyers capturing deals at well under a healthy market’s value. I want to highlight the VERY FIRST building I’ve written about for Finding Space as there have been major updates. Let’s get into it.
June 7th, 2023 I wrote the below in the first Finding Space.
Monday, work had me on-site at One Highline, a Bjarke Ingels-designed super complex in West Chelsea. Two dueling towers with two completely different finish options. The apartments offer sweeping city and river views and are completed with a Faena Hotel at the base of the structures, offering residents a full suite of world-class amenities.
For the week ending June 4th, this project had the No. 1 contract with PH35A asking $30MM. The unit has 5,783 square feet including 5 bedrooms, 5.5 bathrooms, and a 48’ x 28’ great room that opens onto a 322-square-foot loggia. I see great investment potential in this building. (I’m friendly with the sales team there and can let you know about their unreleased price reductions).

This week it was reported One Highline went into contract on a unit in their penthouse collection for a jaw-dropping 49 MILLION DOLLARS. The building continues to grace the Olshan Report’s front pages which is the city’s weekly round-up of property that has traded over $4 Million. They have now also completed 80 deals since closings commenced in August. As we continue to look at the building moving forward, I think we’ll begin to see a real push upward in PPSF and interest within the building. This is also a good sign for Lantern House across the street as they continue to sell their final residences.
This week’s gem in the city is the perfect spot for an afternoon in Chelsea. Cafe-Flor is welcoming, beautifully planted, and gives respite from the cold, grey-skies of January we’re encountering.

Cracked Pepper is Behr’s Color of the Year. Honestly. It’s an interesting shade of Grey because, in their photos of the paint itself, it presents in a completely different fashion and color than when dry. It darkens and has hues of blue underneath. The color is quite dynamic and pairs well with organic color and texture.

I love the color! The name is so funny to me.. cracked pepper makes me think there would be speckles of sort- but I suppose the different hues that pop through when dry v wet are capturing that in a unique way.
