Happy Wednesday! At a time when most would think the market is quiet, The Yarton Group has been on fire. Working diligently with buyers, sellers, and renters looking to secure a lease for the new year, we’re closing out the year strong and excited for all the team has coming in 2025. This week, we’re taking a look at a building and unit I previewed this week for a client, a local neighborhood spot, and of course, a very festive color swatch of the week. Let’s get into it.


200 East 83rd Street, designed by Robert A.M. Stern Architects and developed by Naftali Group, blends the timeless charm of the Upper East Side with a fresh, modern twist. The building’s silhouette nods to the area’s classic style and in the limestone façade you can find carvings of wildflowers native to the neighborhood.


The unit I toured was a 5-bed, 4.5 bath - incredibly spacious, and hallways that you can pick up some speed in. It was a cloudy day when I viewed, but frankly, if an apartment is bright on a cloudy day, the sunny days will be even better.


The kitchen was gorgeous. A wall of windows (usually) showcases stunning views of Upper Manhattan, and the full suite of Miele appliances was a bonus. When we were going through the appliance shortage (tbt) you’d often see inventory with a mix-and-match of random brands, but now that we’ve returned to normalcy, buildings have gone back to incorporating full appliance packages.


The primary suite couldn’t have been more stunning. Something that isn’t noticeable from the outside, is that the East facing windows in the unit are floor-to-ceiling. I’m not sure how I feel about varying window sizes right next to each other, but I guess if I were living in this apartment, I wouldn’t have much room to complain!


The amenities in the building are just as thoughtful as the units. A port-cochere with automated parking, a panoramic pool, state-of-the-art gym, children’s playroom, and residents’ lounge are some of the lifestyle-focused spaces throughout the building.
My opinion? The building sold out pre-construction, and every unit that has been listed since sells in record time. If privacy, exquisite amenities, and spacious floorplans are what you’re looking for, look no further.


Around the corner from 200 East 83rd is Flex Mussels, the brain-child of veteran restaurateurs Bobby and Laura Shapiro. Originally a small shack in P.E.I., the duo brings New York an updated version of the original. Pairing a modern interior and seafood, oysters, and PEI’s freshest mussels cooked in a range of 11 extraordinary sauces, Flex Mussels has quickly solidified itself as a UES must-go. Having owned two successful PEI restaurants, (the original Flex, as well as the popular Dayboat) the Shapiros have worked closely with mussel farmers on PEI and ensure the highest quality ingredients.


This week’s color swatch is Behr’s, Crantini. A deep red with an almost purple hue, Crantini is a bold color that feels oddly warm. I’m not usually a fan of colored kitchens, but damn I love this color as kitchen cabinets! It takes a specific house to pull off colored cabinets, and if you’re not looking for such a bold statement, I think a powder room would be a great alternative.
