As we race towards the peak of summer, this is usually when most buyers put their searches on hold; however, this year, I’m feeling particularly active with clients as they’re seeing incredible deals throughout the city.
With a rental market hotter than ever, but a resale market that is begging for buyers to make a deal, people are ditching the notion that it’s cheaper to rent, because frankly, the math isn’t mathing anymore.
This week, I went and took a look at a new development project in FiDi, which, for the savvy buyer, is perfectly positioned to do a deal as if its resale. Let’s get into it.
Standing on one of the most coveted parcels in New York, 1 Wall Street has long been at the center of the city’s history. The site once housed the iconic Manhattan Life Insurance Building, formerly the tallest building in the world. Following the acquisition of Irving Trust by BNY in 1988, the tower served as the global headquarters of BNY and later BNY Mellon until 2015.
After acquiring the property, Harry Macklowe undertook a massive restoration and conversion, transforming the landmark into 566 luxury residences and retail space between 2018 and 2023. Further, the building’s exterior was designated a New York City landmark in 2001, and its celebrated Red Room received landmark status in 2024.
Because of its conversion, One Wall residences benefit from oversized floor plans not seen in today’s new developments. I had the immense pleasure of previewing their 4-bedroom terrace residence, which stands at an enormous 3,639 sq. ft. Currently asking $8,795,000, the home is one of the most livable spaces I’ve toured.

Off the living room was the most perfect eat-in kitchen. While the living room has space for a large dining room setup, there is something so homey about an apartment that has the ability to function with its own dining setup.



The staging in the apartment was done by StageOne, and they delivered at every turn. The secondary bedrooms were styled in a quirky yet functional way. One thing I loved was how they styled the….1,300 sq ft terrace (yes, you read that right!), to complement the rooms within. By placing olive trees on the outside, they were able to bring greenery into a space that wouldn’t normally have views of anything green.



The primary suite is a fabulous escape. Double exposure brings an immense amount of light into the space. I loved the separate entrance to the terrace, giving future residents the ability to create their own outdoor escape without going over to the kitchen. The primary also included two E N O R M O U S walk-in closets, and an incredible bathroom with separate vanities, a standalone tub, and a spa shower.




The amenities at 1 Wall rival those of the city’s top private clubs. Residents enjoy access to a beautiful fitness center, indoor pool, spa, private dining and entertaining spaces, co-working lounges, and beautifully designed common areas throughout. The building is also home to Whole Foods Market, Lifetime Fitness, and the French department store, Printemps.
Overall, One Wall is an interesting buy with an upside. Last year, searches for FiDi were up 50% YOY, which is incredible considering it was a neighborhood plagued by slow sales and minimal interest previously. Now, you’re looking at a building with reasonable PPSF, and with such a large amount of inventory, it positions itself in the buyer’s best interest.
Liberty Bistro is located inside Brookfield Place in Battery Park, and one of my favorite spots to visit when I’m near the water. Whether you’re in the mood for casual happy hour or a first date, Liberty Bistro/Le Bar is a chic moment. Explore craft cocktails, an extensive wine list, and make sure to order some light bites. Afterward, you’ll take a walk along the BPC promenade to catch views of the Statue of Liberty and the Hudson River. Perfect spot for sunset!


This week’s color swatch is Behr’s 2026 Color of the Year, Hidden Gem. This gorgeous color is the perfect balance between blue and green, and proves that green won’t be going anywhere anytime soon.
For the last few years, the color story in many homes has gone quite earthy with paint choices, and the 2026 COTY takes it up a notch. I love to see it used on every surface of the room, as it’s so cozy but doesn’t feel overpowering.
